Room Capacity Policy
Headwaters Lodge: All room rates are based on double occupancy. The maximum sleeping capacity in a room varies; Lodges can accommodate 1 to 4 persons, depending on the room type booked. See available amenities on your selected room type to confirm maximum sleeping capacity. Persons 18 years of age or under must be accompanied by the registered adult at check-in to occupy a room.
Cancellation Policy
Free Cancellation: 3 days (72 hours) or more before arrival.
Headwaters Lodge Guests’ who cancel their reservation 3 days (72 hours) or less before their arrival date are subject to a minimum charge equivalent to one night stay plus applicable taxes. Guests who cancel within 24 hours of arrival or are a no-show are charged 100% of the reservation cost.
Please be aware that this cancellation policy is subject to change based on booking type.

Please be advised that a valid credit card must be registered on file prior to check-in. The registered guest responsible for the room must be at least 19 years of age. A pre-authorization outside of the booking channel of choice will be put through for $250/day as a security deposit.
The pre-authorization hold will be released at check-out, however please be advised that it can take up to 3-5 business days for the funds to be cleared by the credit card financial institution. In the unlikely event that the room is willfully or negligently damaged, the deposit will be withheld in full and applied to all repair and replacement costs. Should the costs exceed the $250 deposit, the full cost will be applied to the pre-authorized credit card. We are unable to accept cash or debit for the security deposit.
Non-Smoking Policy
Headwaters at Eagle Ranch Resort is committed to maintaining a smoke free property, inclusive of amenity deck and private balcony spaces. Although smoking is not permitted within building or on exterior balconies, guests are permitted to smoke outside the building in designated areas. Guests who do not comply will be charged a $250 room-recovery fee per incident to restore guest rooms to a smoke-free condition.

All nights are subject to 8% HRT – Hotel Room Tax | 5% GST – Goods & Services Tax | 3% MRDT – Municipal & Regional District Tax.
Internet
A complimentary Wi-Fi internet connection is available for guest use, in all rooms and common areas. To activate the connection, please follow the steps provided within the room.

According to the current fire safety laws, it is strictly forbidden to use free flames, candles and personal cook tops.
Access
Access to the rooms and the guest floors of Headwaters Lodge is restricted to registered guests by way of Key access. We ask that, for your safety and other guests around you, all outside guests are registered with our team in person or in advance via email with the Headwaters Lodge team.
Guests are requested to conduct themselves appropriately at all times and to comply with property procedures and/or requests with regard to conduct and respect for other guests, the property of Headwaters Lodge, its employees and their health and safety. We respectfully ask that guests do not disrupt the comfort and enjoyment of other guests, the smooth running of the property, or cause offence to other guests or our members of staff.
Conduct/behaviour that we reasonably consider inappropriate/unacceptable includes but is not limited to: creating an inappropriate level of noise and/or drunken or unruly behaviour and/or any behaviour which other guests or staff find offensive in any way.
We reserve the right to refuse accommodation or services or remove guests and members of their party from the property if, in our reasonable opinion, we consider this provision to have been breached. Where this is the case, Headwaters Lodge shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred.

Pet Policy
A single dog or cat under 20 lbs is permitted in a room as long as that pet is not left unattended at any time. There will be a $30.00 nightly charge per pet.
Headwaters Lodge must be made aware of the accompanying pet at time of booking. Should the reservation be made through an on line booking channel, the hotel reservations team must be advised of the pet in writing, prior to the date of arrival. Failure to notify the lodge in writing prior to your arrival may result in the refusal of the pet at time of check in.
In the event that a complaint is received due to loud or excessive barking or noises, a single warning will be issued. Subsequent complaints will result in the removal of the animal and/or the removal of all registered occupants of the room.
If there are any damages, a deep cleaning charge of $100 will be added to the room bill. Additional restrictions may apply, please contact the property directly for details.
